SUMMARY: Reporting directly to the Chief Technology Officer and a member of the Technology Leadership Team, the Operational Technology (OT) Lead will manage the OT platforms and networks used to operate, maintain and oversee all properties and associated assets primarily across MetroNational’s Memorial City campus and other MetroNational properties/assets on a more limited basis. This includes our office buildings, mall/retail locations, residential buildings, hotels, hospital/medical buildings, and other properties/assets. The primary OT platforms of focus for this position include Building Management/Automation Systems (BMS/BAS), Central Maintenance Management Systems (CMMS), Campus and Building Networks/Backbones, Access Control, Smart Parking, Occupancy Tracking, Smart Waste Management, Automated Cleaning Systems, Data Collection/Monitoring/Analysis, Unified User Interfaces (UUI), Wayfinding, Shared Space Management, Physical Security, and Cyber Security. This position will define the MetroNational smart building standards via industry standard Owner Project Requirements (OPR) documentation. The OPR standards will be leveraged to govern the implementation and ongoing maintenance of all OT at Memorial City. The OT Lead will collaborate with internal and external resources to implement our smart technology strategy and underlying system components. The OT Lead will play a significant role in our new multi-use assets being developed on our campus and will also oversee the transition of existing buildings to more contemporary and value-added smart technology platforms over time.
The OT Lead will build strong relationships with the other technology leaders/teams and business stakeholders and will establish a well-orchestrated OT delivery approach and corresponding roadmap focused on both near-term improvements and longer-term strategic outcomes. This role will foster a commitment to concise, clear communications and ensuring technology counterparts, business stakeholders and clients understand the importance of implementing and operating an effective OT platform which improves our customers (i.e., tenants, residents, employees, visitors) experience on the campus and our ability to efficiently operate the campus. The OT Lead will manage the overall OT plan/roadmap which aligns business priorities, technology strategy, risk requirements, industry guidelines, and regulatory mandates. The OT Lead will be a progressive and innovative thinker, looking for ways to continuously improve and optimize our operational technology experience. ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Owner Project Requirements (OPR) Standards Creation & Governance – Create, maintain and enhance the MetroNational OPR documentation which defines the operational technology standards to be adhered to across all buildings/assets on campus.
- Tenant Technology Experience Management – Oversee and manage the tenant technology experience on campus and actively collect tenant feedback and incorporate into overall OT technology roadmap prioritization process.
- OT Strategy & Roadmap – Create, maintain and deliver against a well-defined 18-24 month rolling roadmap of all strategic OT initiatives related to new developments and renovations to existing buildings/assets on campus.
- Strategic New Development Technology Stakeholder Alignment – For significant new strategic developments on campus, create tightly aligned workplans which are tightly integrated with other key teams and stakeholders such as Development, Asset Management, Experience, and Finance/Accounting.
- OT Platform Development & Support – oversee the implementation, enhancement and maintenance of all operational technology and associated integrations and/or customizations across the campus. Key functional area technology applications supported include: Centralized Maintenance Management Systems (CMMS, Brightly), Building Management/Automations Systems (BMS/BAS, Niagra), Smart Trash Optimization (GP), Automated Cleaning (GP), Unified User Interfaces (UUI, Kode Labs), Building Optimization AI Platforms (Hank AI, and other building AI tech), Access Control (Genetec, OpenPath, Swift Connect), Smart Parking Technology (AVPMI, Daktronics), Wayfinding (22 Miles, CRI AdLogic), Shared Space Management Tech (Proximity, HubSpot, GP) and Security (Genetec, Avigilon, EAGL).
- OT Innovation Lab Leadership – Mobilize and operate the OT Innovation Lab which would focus on testing 1-2 new OT capabilities per quarter with the goal of making rapid decisions on the value and applicability of the new capabilities to existing and future Memorial City property tech use cases. In addition to the lab testing, this person would plan and lead the effort conducting quarterly site visits to other properties to learn from their operational tech teams, experience relevant emerging technologies firsthand, and make informed decisions about testing/implementing these technologies on the Memorial City campus.
- OT Vendor Management – build and manage the relationships with all OT vendors and consultants and create effective partnerships for delivering new capabilities and maintaining existing platforms.
- OT Data & Digital Integrations – partner with Data & Digital Services team to support any upstream/downstream operational technology integrations required with our Enterprise Data Platform (EDP) and Digital Experience Platform (DXP).
- OT Agile Delivery – Efficiently lead agile teams and programs or projects that deliver high quality solutions on time and within budget requirements
Requirements
EDUCATION AND REQUIRED EXPERIENCE:
- Bachelor’s degree required, advance degree a plus. Preferably in Computer Science or Development/Construction related field.
- 5+ years of experience in Real Estate and Property Management industry is a requirement.
- Experience working in a multi-use campus (e.g. office, retail, residential, hospitality, medical, …) environment is a plus.
- 5+ years of experience leading property OT design, development, and maintenance functions in midsize, complex real estate organizations.
- 5+ years of experience working with property OT technology vendors and consulting firms.
- 5+ years of experience writing and maintaining Owner Project Requirements (OPR) documentation for midsize real estate development companies.
- 5+ years of experience with all standard smart, sustainable building certifications such as LEED, SmartScore, BREEAM, NGBS, WELL, and other emerging building certifications.
- Strong technical acumen, comfortable interacting with standard software solutions, operating platforms, data platforms, and the Microsoft suite.
SKILLS, QUALIFICATIONS, AND OTHER REQUIREMENTS:
- Detailed understanding of common and emerging property OT platforms and capabilities available in the marketplace.
- Proven ability to interact effectively with all levels of technology professionals and business stakeholders and build strong ongoing working relationships.
- Strong experience working within highly regulated industry environments and able to understand and react to the increased scrutiny the industry faces related to the safeguards of data and confidential information.
- Strong problem-solving skills and innovative mindset with proven ability to drive creative solutions to complex challenges.
- Proven experience with common software delivery methodologies (e.g. Agile, SDLC) and standard construction/development standards practices.
